In a new home, the quality of construction is seldom what it used to be years ago. Therefore, many buyers have independent reviews of their properties during various stages of the construction process, including slab, frame, and final inspection. This relatively inexpensive inspection protects your purchase, prevents unpleasant surprises, and ensures the quality home that you’ve dreamed about.

Would you know if you were getting the highest quality construction and finishes that you are expecting, entitled to and even more importantly, paying for? Would you know if you weren’t?

At Greater Peoria Property Inspections we provide a visual examination of the newly constructed structure and its components prior to them being covered up with walls, ceiling and a roof. If we are hired later in the building process, we can still inspect the quality and functionality of the main components.

We allow an appropriate amount of time to fully inspect your new home and to provide you with a comprehensive and detailed written report, which you can hand straight to your builder and have them fix the defects we’ve found, at their cost – not yours! This would normally be done prior to you making your progress or final payments, when you still have their full attention.

This has the potential of saving you thousands of dollars in future finishing, rectification and/or unnecessary landscaping costs after your builder’s contractual obligations have expired. 11 Month Warranty Inspection

Most builders provide a one-year warranty for new construction. Generally during this period the buyer develops a “punch list” of corrections for the contractor to repair under the warranty. Some defects will not be obvious to the untrained eye. It is helpful to obtain our home inspectors’ list of items that will most likely be repaired by your builder.. You will be reassured to know that potential problems were addressed before they grew into liabilities, which could cost you a great deal down the road.
